New Affordable Housing Policy to Stop FAR Extensions in Delhi
The Lt. Governor (LG) of Delhi Anil Baijal has approved a notification for declaration of 95 villages in Delhi as development areas of Delhi Development Authority (DDA) under section 12 (1) of Delhi Development Act 1957 in five zones.
These are Zone “K-1”, Zone “L” Zone “N” Zone “P-II” and Zone “J” having 20 villages, 30 villages, 21 villages, 23 villages, and 01 village respectively.
According to a statement released by the LG office on Friday, this declaration is a major step in the implementation of the land pooling policy.
The new policy aims to help build affordable housing units in the capital by harnessing private potential in land assembly and physical / social infrastructure development.

The move to provide affordable houses to a larger section of the Delhi population will also eliminate the need for extended building construction in the existing group housing societies.
Now the LG office will be able to get the extended construction stopped in the occupied group housing societies, as this construction under the vague Floor Area Ratio (FAR) rules will spread dust and noise pollution and will be extremely harmful for men, women, and children living in the housing societies.
It is estimated that the declaration of these 95 villages as development areas of DDA would help in providing up to 25 lakh houses in these planned areas of the city.
According to the statement, DDA will be responsible for the development of physical and social infrastructure in these areas – including sewerage, water supply, electricity supply, bus terminals, etc.
